How to Increase Your Home’s Sale Price

It’s often the first question on a seller’s mind: how much can I get for my property? Ultimately, your agent’s job is to try and maximise your property’s sale outcome but there are a few things you can do to help them. We’ve had a chat with our in-house property experts to find out their top tips for helping you increase your home’s sale price.

  1. Clean

It may sound simple, but it’s important to take the time to give your home a proper deep clean. Ensuring your home has zero odours or mould and has neatly trimmed gardens and freshly mowed lawns will make a big difference in not only the price but also how fast it sells. You may think this is less important for knockdowns, but as buyers sometimes rent out a property before they commit to rebuilding, it’s still a good idea to ensure everything is presented well. Either way, it’s vital that you get your home looking neat and tidy both inside and out, so that buyers can truly visualise the end result.

    2. Declutter

This next one can be hard for some sellers as if you’ve been living in your home for a long time, this process can be an emotional one. However, decluttering your home will really help buyers feel that the space throughout the property is more open and will allow them to see themselves living there more easily. Taking down personal mementos and photos and leaving the property as minimalist as possible will make it look bigger, brighter, and ready for new occupants.

    3. Style

You may think styling is unnecessary, but did you know that you could end up with 20 to 30 per cent more if you style? This significant price increase usually more than covers the cost of a stylist with a hefty sum left over for you to use as you wish.

The reason styling can be so helpful is that it gives each room a purpose, appealing to a broad demographic of buyers and allowing them to connect to the property. You don’t even need to style the whole house – just styling key areas like the living room, the master bedroom and the dining area can make a huge difference. A stylist can also work to accentuate your home’s best features, maximising its natural light and space to really make it stand out from the rest.
